How often should I seal my asphalt

Ideally asphalt requires annual crack sealing. For best results, sealing the entire driveway/parking lot generally should be done every two years. Please note that this is a general guideline so recommended intervals can vary depending on a variety of factors such as:

  • the age of the asphalt, 
  • consistency of past maintenance, 
  • and severity of past weather conditions such as snow, ice, standing water, etc.
